A mixed island...

At the heart of the Quai Saint-Serge ZAC (joint development zone), which is currently undergoing a major transformation, the Cœur de Maine project for Angers Loire Habitat is a mixed-use programme covering 11,000 m2.

This four-building complex will include 3,500m2 of offices, 170 student housing units for CROUS, 30 social rental units and 14 housing units. It will also include a 90-space underground car park, large green terraces and more than 150 m² of space of business premises.

...for a flourishing urban project

Served by a tramway and connected by a network of pedestrian and car lanes, the proposed block offers a great opportunity to develop a rich and ambitious urban project in line with those already displayed.

Despite the high density required, the design favours encounters and conviviality: the different buildings are articulated to respond to the prize-winning buildings. In order to ensure the continuity of the main lines initiated by the urban planner's master plan, the project forms a landscaped heart of the block and offers perspectives and crossings that are both visual and pedestrian, encouraging the animation of the ground floors on the street side.

Environmentally responsible design

The project, which has been awarded the BEE+ label for new housing (Bâtiment Énergie Environnement), is marked by a commitment to the environment in several respects: bioclimatic design, very low energy consumption buildings (passive level), efficient airtightness of the facades, production of renewable solar energy, and management of the building site in accordance with a green building site management charter.

Bart x Patriarche DB

Cœur de Maine is a programme designed and built by Patriarche. The agility and transparency of the design (Patriarche architects and engineers), property development (Bart|Patriarche) and construction (Autumn|Patriarche, the general construction entity) teams ensure that the project is always conducted in close collaboration with the client and the local players. An open dialogue was immediately established between the parties involved with the aim of co-constructing a flexible, innovative and attractive real estate offer, but also of guaranteeing, at all times, an optimal quality of services for the project.
