A transformed sector
How can a place strongly marked by its industrial activities be transformed into a contemporary district? Bart intends to provide an answer to this growing issue, particularly in the future district of Ivry, which will feature a park on the Seine and will be environmentally friendly.
Set in the ZAC (joint development zone) Ivry Confluences, one of the most important urban projects in Greater Paris, the Yuri building is intended to be multi-use and multi-service.

Flexible and collaborative spaces
- 3,400 m² of office space designed to achieve maximum divisibility for any type of business,
- 240 m² of retail space,
- nearly 300 m² of outdoor space: loggias, rooftop terrace.
The main aim is to facilitate exchanges and to offer divisible platforms for start-ups and SMEs in the region, i.e. 300 workstations in total. This is a response to today's working methods, thanks to "flexible" rental solutions.
A connected building
Smart and efficient, Yuri offers a range of connected services that will provide numerous benefits to both managers and occupants: energy performance, services, security, monitoring if the environment, etc.
Through the optimisation of the user's journey, the energy and cyber-security management of the building thanks to the implementation of sensors, a service/monitoring application and a BOS (Building Operating System), Patriarche UX ensures the production and operation of a complete solution combining Smart building and Smart office technologies. This first fully "Smart Building" building of the Patriarche group aims to achieve R2S certification.
An eco-responsible building
The HQE sustainable building certification at the Excellent level and the BBC Energie 2017 label are the concrete expression of the environmental strategy of this project: eco-design, bioclimatism, green terraces, etc.
